What services do you offer?

We offer a full Property Management Service where not only do we find a tenant, we also manage the property on your behalf throughout the tenancy. Where do you advertise my property?

We advertise your property on our JW Wood website

OnTheMarket.com and Rightmove.co.uk websites.

We also carry out press advertising and advertise your property on our register which is available from all of our offices.

Do you employ experienced and well trained staff?

Yes, we employ staff who are solely dedicated to property lettings and property management who have great experience and are well trained.

Do you reference tenants?

Yes, we use an online referencing agency, Van Mildert [https://www.vanmildert.net/vm/]

who employ an extensive procedure which includes credit checks for every potential tenant who is 18 years of age or over.

Do you take a deposit from tenants?

Yes we do, the deposit is always more than a month’s rent and we advertise the exact amount for each individual property.

Who holds the deposit during the tenancy?

At the commencement of and throughout the tenancy we hold the deposit in our Royal Institute of Chartered Surveyors (RICS) regulated clients account, and it will be protected by the Tenancy Deposit Scheme (TDS).

Do JW Wood carry out an inventory inspection?

Yes, prior to the tenant moving into the property, we prepare an inventory and photographic schedule of condition. This documentation is agreed when the tenant moves into the property and referred to at the checkout inspection when the tenant moves out to finalise matters regarding the return of the deposit. We carry this service out at no additional cost regardless as to whether we act as managing agents for the property or are only employed to find tenants.
