Dilapidations

'Dilapidations' refers to breaches of lease covenants that relate to the condition of a property during the term of the tenancy or when the lease ends. We can review the repairing obligations under the terms of your lease and advise on the best strategy to negotiate a claim to provide you with the best possible outcome whether you are a landlord or tenant.

Schedule of Condition

Whether you are a leasee or leasor your legal advisor should have advised you to have a Schedule of Condition undertaken of your property prior to the commencement of the lease term. The schedule records the condition of the property which can be appended to the lease and then referred to at the lease end. This will limit your repairing liability and potentially save you the cost an unwanted claim for damages.

Party Wall Advice

The Party Wall Act 1996 covers the whole of England and Wales. The Act confers the rights and duties of commercial and residential developers carrying out works that may affect the party wall shared between you and your adjoining owner. Whether you are looking to build or extend your property or you are an adjoining owner to a development and have received a party wall notice, our Party Wall Surveyors can represent you in respect of these matters.

Commercial Building Surveys

The key aims of the survey are to provide a technical report on the physical condition of the building and to reveal any defects or shortcomings that may have an impact on the acquisition or occupation of the building. Residential Surveying Services

RICS Home Buyer Report

A HomeBuyer Report is a survey suitable for conventional properties in reasonable condition. The report uses a traffic light system to highlight any major issues requiring further investigation or common building defects and legal issues that you need to be made aware of prior purchasing the property. This will help you find out if there are any structural problems, such as subsidence or damp, as well as any other unwelcome hidden issues inside and outside the property. It also includes a market valuation and insurance rebuild cost.

Building Survey

The Building Survey is essential if you are purchasing a larger or older property. The survey includes a visual examination of the building fabric, structure and services, grounds and outbuildings.  The report is a comprehensive document which will provide you with an in-depth analysis of the property's condition highlight building defects and providing advice on necessary repairs and maintenance.

Defect Analysis

A specific defect inspection maybe required following the application of a mortgage, where the lenders surveyor has reported a possible defect to the property. Or when a home owner requires expert advice to diagnose a building defect that causes concern i.e. dampness or cracking of the structure.  This survey reports on a particular defect as opposed to the property as a whole

Party Wall Advice
