Please Note That Our Fees To Tenants Are:
Before you move in:
An Application Fee - £150.00 inclusive of VAT per property.
A non-refundable payment of £150.00 inclusive of VAT at £25.00 per application must be made to JW Wood before an application is processed. This covers costs in connection with the application process and applying for references. This charge does not constitute any other payment and does not guarantee the acceptance of a Tenancy.
Guarantor Fee - £60.00 inclusive of VAT per property.
A non-refundable payment of £60.00 inclusive of VAT at £10.00 per property must be made to JW Wood before a guarantor application will be processed. This is to cover the additional costs associated with referencing a guarantor and the production of The Deed of Guarantee.
Tenancy Set-up Fee - £175.00 inclusive of VAT per property.
This is to cover the preparation of the Tenancy Agreement, checking of the inventory and includes meeting successful applicants at the property and carrying out an inventory and check-in appointment. The charge of £175.00 inclusive of VAT at £29.17 is payable to JW Wood only if the application is successful and is paid when signing the Tenancy Agreement.
During your tenancy:
Lease Renewal/Extension Fee - £60.00 inclusive of VAT per Renewal/Extension
Please note that if you extend your period of occupation for a further fixed term tenancy agreement you will be liable to pay a fee in the sum of £60.00 inclusive VAT at £10.00 to JW Wood directly. This fee is to cover the cost of preparing lease renewal documentation and is payable at the time of the signing of the new tenancy.
Ending your tenancy:
Future Landlord Reference Fee - £25.00 inclusive of VAT per reference provided.
A fee of £25.00 inclusive of VAT at £4.16 will be payable to JW Wood to complete a landlord reference. N.B. JW Wood can only provide this type of reference when we have acted as managing agents for the duration of the tenancy.

Client Money Protection (CMP) is provided by the Tenancy Deposit Scheme (TDS).
