Even though it falls just three days before the General Election, Monday, July 1st, is claimed to be the optimal day to list your property.

Why July 1st?

An in-depth analysis of Google search data indicates that July 1st will be the peak day for prospective buyers searching for new properties. The entire month of July is expected to see over half a million Google searches related to buying a house.

Rising Interest in Quick Sales

Searches for terms like “how to sell your house quickly” (+171%), “sell home quickly” (+136%), and “fastest way to sell a house” (+133%) have surged dramatically. These trends suggest a significant increase in potential buyers and sellers looking to make swift transactions.

“We know from our research that July 1st is the optimal time to put your house on the market. Besides timing it right, there are plenty of fast and affordable improvements you can make to impress potential buyers and speed up the process.”

Election Impact? Not Much

Interestingly, a survey by Rightmove revealed that 95% of people said the upcoming election would not affect their plans to sell or buy a property. This determination suggests that a change in government is unlikely to alter the public’s home-moving plans.

Post-Election Trends

Rightmove's analysis of buyer demand around the 2015 and 2019 elections showed steady activity leading up to the votes. In 2015, buyer demand remained consistent and experienced a boost post-election in June, moving from a 9% increase to an 18% increase in annual change. Similarly, in 2019, demand stayed stable through October and November, saw a 13% annual increase in December (election month), and a 14% increase in January 2020.

By choosing the right time and making a few strategic improvements, you can maximize your chances of selling your home quickly and at a good price. Mark July 1st on your calendar and get ready to impress those potential buyers!
