There is nothing more satisfying in estate agency than helping someone to buy their dream home, particularly if that involves selling their existing property at an excellent price!  The first chapter of such a ‘good news story’ was written in Consett this month, where we have helped two of our clients agree sales at the level we recommended, much more quickly than either expected. Having put a picturesque, detached period property on the market in mid-May, we were pleased to see it generate some immediate interest, and one young couple who viewed the house quickly instructed us to sell their three-bed semi in the hope we could help them find a buyer before their ‘dream home’ was snapped up by another similarly smitten buyer!

After arranging three viewings on their property within the first 24 hours of marketing, and having received two offers, the excited owners were delighted to accept an offer from a buyer able to proceed immediately, enabling them to secure the purchase of their soon-to-be new (although, in fact, very old) home. Having had a similar chain of three houses in Shotley Bridge that completed last month - one with acceptable an offer in the first week and the other two sold for over their asking prices – we recognise the popularity of certain in-demand properties at present.  

The speed and level of these sales underlines that while we still have to remain realistic in the current market – taking into account previous sale prices of similar properties in the area - there is also some room for optimism and confidence; for certain houses, in areas of strong demand, and in the right circumstances, there is no reason not to bold when considering an appropriate asking price to test the market.
