So, the new year has arrived, and with it, it seems comes confidence in the market from every aspect that I can see. Not only is my diary very busy with valuations of residential property, it is also hectic with meetings with builders who are seeking their next projects and developments. With all of this happening, it is quite clear that now the election is out of the way, and we have a relatively conclusive situation regarding the dreaded “B” word, builders, buyers and sellers are now feeling confident about the month ahead. Since the turn of the decade, we have agreed three land sales which demonstrates that there are plenty of people out there who are prepared to buy land to develop. Only this morning, I met with a local developer to discuss their land needs for the next two years. They need different sizes of sites to satisfy their house building requirements

What has come to light a few times recently in terms of looking at development, is making sure that the right type of project is in the right place. It is all well and good trying to fit lots of big expensive houses on a small site, but when it comes to selling them, it becomes a much harder job.
