  • Free replacement tenant find if the initial tenant leaves within the first 6 months

Fully Managed Service

Best for landlords who want full ongoing management.

Includes:

  • Rent collection and landlord statements
  • Repair and maintenance coordination
  • Periodic inspections
  • Property appraisal, compliance, safety and market rent advice
  • EPC, Gas Safety, EICR and Legionella arrangements through qualified contractors, charged separately
  • Marketing and advertising
  • Accompanied viewings
  • Tenant screening and referencing
  • Tenancy agreements and compliance administration
  • Inventory and check-out reports
  • First month's rent and deposit collection and registration
  • Utility and local authority notifications
  • Smoke and carbon monoxide alarm testing where required
  • Ongoing property maintenance, inspections and legal safety renewals
  • Vacant property management by separate arrangement
  • Additional work charged separately where applicable
  • ICO registration not usually required where fully managed by the Agent

Rent Collection Service

Best for landlords who want rent handled professionally but prefer to manage the property themselves.

  • Marketing and advertising
  • Accompanied viewings
  • Tenant screening and referencing
  • Tenancy agreements and compliance administration
  • Inventory and check-out reports
  • First month's rent and deposit collection and registration
  • Utility and local authority notifications
  • Smoke and carbon monoxide alarm testing where required
  • Additional work charged separately where applicable

Landlord responsibility:

  • EPC, Gas Safety, EICR and Legionella arrangements
  • Ongoing property maintenance, inspections and legal safety renewals
  • ICO registration may be required where the landlord handles tenant personal data directly

Tenant Find Only Service

Best for landlords who only need help finding and setting up a tenant.

Includes:

  • Property appraisal, compliance, safety and market rent advice
  • Marketing and advertising
  • Accompanied viewings
  • Tenant screening and referencing
  • Tenancy agreements and compliance administration
  • Inventory and check-out reports
  • First month's rent and deposit collection and registration
  • Utility and local authority notifications
  • Smoke and carbon monoxide alarm testing where required
